My house is in california. the tenant signed an agreement to buy my house after 3 years. the 3 years finished?

my house is in california. the tenant signed an agreement to buy my house after 3 years. the 3 years finished he couldnt buy it. till then he was paying me rent. the agreemenmt expired on march 1rst 2009. since then he agreed orally to pay rent and has since not paid. i need my appliances out as they belong to my father whereas he has given me a notarised letter to take the stuff also. can i get my stuff out (washer dryer,microwave,oven fans,refrigerater lightings cabinets..tey were all customised and paid by my father....
